An Extension to a Golf Clubhouse in the Green Belt Granted Planning Permission

We have secured planning permission for an extension to golf clubhouse. The clubhouse forms part of an existing golf club located within London’s Metropolitan Green Belt.The proposed scheme sought a part single storey and two-storey extension to the existing building.

The proposed works would extend the building by over 170 sqm. The purpose of the new additions is to train newcomers to the sport and include families and members of the public that are new to golf. The space within the extension would provide a simulator and teaching rooms which are directly associated with the golf course. The facilities are linked with the use of the club and the teaching facilities are required as part of the inclusive recreational facility in association with the club activities.

National Green Belt policy states that inappropriate development is harmful to the Green Belt and should only be approved in very special circumstances. There are exceptions, which includes the provision of sport and outdoor recreation that preserve the openness of the Green Belt. Planning policy also allows the extension of existing buildings in the Green Belt provided that the extending or altering of a building would not result in disproportionate additions over and above the size of the original building.

We were able to demonstrate that the proposed additions to the clubhouse supported an existing outdoor recreation/sports use. Whilst the floorspace amounted to a more than 50% increase in floorspace, we were able to demonstrate that the additional 170 sqm was acceptable as it amounts to an infill between buildings and was a modest addition within the context of the site that does not increase the footprint to any substantial degree.

We also explained that given that the proposed extension would be used to encourage public participation in a recreational sport and would be more inclusive, the development would constitute an important local asset.

This project represents an excellent example of an existing golf club diversifying its offer to a wider community to increase its viability.
