Green Belt Development Approved by Basildon Council

We are very pleased that Basildon Council has approved planning permission for five dwellings in the Green Belt near Wickford, Essex.

The existing site comprises a detached two storey dwelling house, with several single storey buildings scattered across the site grounds.

Our client sought guidance and advice to understand the potential to redevelop the site. After careful consideration and an understanding of the local context and planning policy, we put forward a suggested planning strategy that sought to maximise the amount of development on site, given the constraints.

The Planning Challenge

The site is identified as falling within the Green Belt and therefore the NPPF states that new buildings in the Green Belt are considered inappropriate. However, as part of this guidance a number of exceptions are cited, one of which applies in this case, that is the redevelopment of previously developed land. It is also important that the proposal does not have a negative impact on the openness of the Green Belt. Our team were able to show the proposals would not lead to a greater impact upon the openness of the Green belt at this location.

The Design

Our architects worked with the client to produce a full design of the site, with suggestions on how the scheme could be created. In-keeping with the current layout it was decided that the replacement dwelling would provide the dominant focal point, with the remaining four dwellings sited behind arranged in a courtyard form, to resemble the historic use of the site as farmhouse and stable block. The proposed arrangement and orientation of the dwellings created an opportunity to increase the views across the site and beyond. Inspiration was taken from the surrounding dwellings to create a material palette that was suitable for the site.
