Basildon Local Plan

The Basildon District Local Plan was adopted 2007. This planning document sets out the policies and proposals for the future development and use of land in the Basildon Borough area. It provides guidance to developers, local authorities and communities on the types of development that may be acceptable.

There have been attempts to prepare a new local plan over recent years, but for various reasons this process has not progressed. The Council has now scheduled in the adoption of new local plan by 2027.

The implications for Basildon is that the Council are reliant upon an increasingly out of date set of planning policies and as well as national planning policy.

One of the key characteristics of the Basildon area is that outside of the urban and defined areas, the rest of the Borough is covered by the Metropolitan Green Belt designation.

However there are a number of exceptions, including agricultural development, recreational buildings, replacement dwellings, infill development and redevelopment of previously developed land, amongst others.
