This marks another successful outcome for our client, in securing consent for high-quality, context-sensitive development in one of Uttlesford’s most characterful rural locations.
A Peaceful Rural Setting with Rich Character
The site lies within a quiet hamlet nestled within the open countryside near the historic town of Thaxted.
Surrounded by fields and traditional rural architecture, the area is defined by its tranquil setting, spacious plots, and strong landscape character.
The plot itself is located to the rear of an existing dwelling and accessed via a private driveway, offering a sense of privacy while maintaining a strong relationship with the local built form.
A Carefully Considered Design
The approved dwelling responds positively to the surrounding environment in both layout and appearance.
The design features a traditional form with a pitched roof and a central gable element, referencing local vernacular architecture.
Externally, the home will be constructed with rendered walls above a brick plinth, complemented by slate roof tiles—a palette chosen to reflect and enhance the surrounding rural aesthetic.
The vertical timber detailing within the gable adds a subtle but elegant contemporary note, creating a refined frontage that balances tradition with modern sensibilities.
Minor changes to the fenestration, alongside an enhanced landscape scheme, have further refined the proposal. Tree planting and soft landscaping along the driveway and frontage will help the new home settle into its green surroundings, enhancing biodiversity and visual amenity.

While the principle of development had been established through earlier outline consent, the reserved matters application required detailed engagement with issues related to access and landscaping.

The final approved plans addressed matters of alignment, landscaping, and driveway design to the satisfaction of all consultees.
