Reserved Matters Approval Secured for 92 New Homes in Colchester

We’re pleased to share the successful approval of a Reserved Matters application for a high-quality residential development of 92 dwellings at Fiveways, Stanway, Colchester.

This milestone marks an important step forward in delivering a well-designed and sustainable neighbourhood, following the earlier outline consent for the wider site.

From Outline Vision to Detailed Design

With outline planning permission already established for up to 420 homes across the wider allocation, the challenge at Reserved Matters stage was clear: to translate strategic principles into a detailed, deliverable and policy-compliant scheme.

Our approach focused on ensuring the development responded positively to both its immediate surroundings and the approved masterplan. The result is a carefully considered layout that balances strong placemaking with practical design solutions.

The scheme delivers a density of development that sits comfortably within its context, while maintaining a varied and legible layout. A mix of detached, semi-detached and maisonette homes provides a diverse housing offer, including affordable provision in line with policy requirements.

A Design-Led Approach

A key strength of the scheme lies in its design quality.

The layout is structured around a clear hierarchy of streets and spaces, anchored by a primary spine road and complemented by a network of secondary streets, lanes and private drives. This creates a natural variation in character across the site, helping to establish a strong sense of place.

Distinct character areas—including a gateway frontage, informal lanes, and quieter edge conditions—have been used to respond to different parts of the site. This ensures the development integrates seamlessly with existing residential areas while also creating its own identity.

Importantly, the scheme prioritises:

  • Active frontages and natural surveillance, enhancing safety and community cohesion

  • Landscaping and green infrastructure, reinforcing the site’s edge conditions and internal spaces

  • High standards of residential amenity, with all homes benefiting from private outdoor space and thoughtful orientation

Policy Compliance and Technical Delivery

The application demonstrated full compliance with the adopted Local Plan, including policies relating to design, amenity, housing mix, and sustainable transport.

Technical considerations—such as drainage, ecology, arboriculture, and archaeology—were addressed comprehensively, ensuring the scheme is not only policy-compliant but also deliverable.

Importantly, the proposals reflect the principles of the National Design Guide, showing a clear design narrative from concept through to detailed layout.

A Positive Outcome

This Reserved Matters approval is a strong example of how a collaborative, design-led planning approach can unlock high-quality development.

By building on the outline consent and responding carefully to both policy and context, the scheme successfully delivers a well-balanced residential environment that will contribute positively to the continued growth of Stanway.

With approval now secured, the project moves one step closer to delivery—bringing much-needed new homes to the area as part of a wider, strategic allocation.
