Permission in Principle Approved for a single dwelling in Great Tey, Essex

We are delighted that Colchester City Council approved a Permission in Principle application for a single dwelling on land at Great Tey, Essex.

The Site Subject to this Permission in Principle Application

In this instance, the application site was located within the defined settlement boundary, but was later removed from this boundary in the emerging local plan.

The site was surrounded by residential development on three sides. A development here would follow the spatial pattern along the street, i.e. spacious residential plots, running parallel to the road.  

The site itself also contains existing landscaping which encloses it from the surrounding area. A new dwelling here would not be evident from the wider area.

This scheme would comprise a single dwelling located off an existing private access. As such, there would not be any impact on road capacity.

We demonstrated to Colchester City Council that the proposed scheme, in principle, would be compliant with national and local planning policy. Colchester City Council agreed and approved the application.
