Securing Planning Permission for a Childminding and Childcare Use from a Residential Home

We are delighted that Thanet District Council in Kent has granted retrospective planning permission for a childcare use at the applicant’s existing residential home in Ramsgate.

This application was submitted retrospectively on the advice of the Council that the number of children cared for had reached a point that had triggered a change of use.

This application itself attracted a lot of objections from neighbours relating to primarily noise and parking, however we were able to resolve all these issues.  

Child Minding at a Home Address: The Planning Approach

Through the planning application process, we demonstrated that the proposed change of use to allow childcare from this residential property was compliant with the Thanet District Council’s adopted planning policies.

Thanet District Council does allow home working provided that there would be no detrimental impacts upon neighbouring amenity and that there would be no detrimental impact upon highway safety.

The proposed childcare use would be limited to Monday to Friday between set hours and there was sufficient parking on the applicant’s drive to accommodate the associated need.  

The property was semi-detached, so, some care was required to consider the effects upon the neighbour. This was resolved through acoustic fence in the garden and room management.

It was also demonstrated that this use employed local people from the local area, another planning benefit.

The planning officers at Thanet District Council agreed that the proposed childcare use was acceptable in planning terms and approved the planning application.
