The Braintree District Development Plan

The Braintree District Local Plan provides a vision/new planning framework for how the district will develop and grow between now and 2033. The Local Plan 2033 is in 2 sections. 

  • Section 1 is a strategic plan for North Essex. It was adopted on 22nd February 2021. It is shared with Colchester and Tendring Councils and covers all three authorities.

  • Section 2 contains policies, maps and sites for development, housing, employment, regeneration etc within Braintree District Council. It was adopted on 25th July 2022.

The following Neighbourhood Plans have also been adopted by the Council and form part of the development plan:

  • Cressing Neighbourhood Plan

  • Hatfield Peverel Neighbourhood Plan

  • Bradwell with Pattiswick Neighbourhood Plan

  • Coggeshall Neighbourhood Plan

  • Feering Neighbourhood Plan

  • Kelvedon Neighbourhood Plan

  • The Sailings Neighbourhood Plan

, the , Cressing Neighbourhood Plan and have been ‘made’ by the Council and form part of the development plan for matters relating to those areas.

Braintree’s 5-year housing supply position

The latest Braintree ‘Housing Land supply’ document, confirms that Braintree currently cannot meet its 5-year housing land supply requirement.

This supply will be important in planning decision-making. As a consequence of a lack of a 5-year housing land supply, sites beyond settlement boundaries can be deemed appropriate for development where they meet the key dimensions of sustainable development as set out in the NPPF.
