Class AA Approval for an Additional Storey in Essex

We have recently secured permission the vertical extension of an existing bungalow in Essex. The approval effectively doubles the amount of living space at this property.

What is Class AA of the General Permitted Development Order?

Class AA of the General Permitted Development Order came into force in August 2020. This new Class allows homeowners to add space to their properties, by extending upwards.

It is possible to add up to two additional storeys, and up to 7 metres, where the existing house consists of two or more existing storeys. As in our recent example, existing bungalows can only be extended by one additional storey and up to 3.5 metres.

There are a number of limitations set out within Class AA that need to be considered in each individual case. It will also be necessary to ensure that the property can structurally support the additional storey(s).   

An application will still need to made to the local planning authority to consider the criteria set out under Class AA of the GPDP.
