Conversion of a Barn to a Residential Annexe in Tendring, Essex

We are delighted to have secured planning permission for the conversion of an historic barn to a residential annexe in Tendring, Essex.

The Barn’s Characteristics

The historic barn comprised a single storey timber-framed and black weather-boarded barn of elongated proportions. It was being used for general storage purposes.

The barn is curtilage listed by reason of its historical association with the Farmhouse and was believed to have been built in 1840.

The Proposed Barn Conversion

Planning permission was sought for the conversion of the barn to a residential annexe in association with a self-build dwelling that was currently being built within the grounds.

The converted barn would include two bedrooms – one positioned at each end of the barn building – a bathroom and a combined sitting and kitchen area.

External alterations were also proposed to remove unsympathetic 20th Century elements.  

The Planning Considerations for this Barn Conversion

We submitted a detailed planning application that included a Design and Access Statement, Heritage Assessment, Preliminary Ecological Report and Bat Roost Assessment and contamination report.

The Council’s planning officer agreed that based on the heritage research and design evidence, the proposed alterations and change of use of the barn would have a low impact upon the barn and a Low impact upon the setting of the listed Farmhouse.

The planning officer agreed that the barn conversion as a residential annexe would secure its optimal viable use and would be policy compliant with local plan policies.

All other issues were addressed by the extensive evidence submitted with the planning application.
