Planning Approved for a Mixed-Use Medical and Residential Development

We are delighted that Colchester City Council has approved a new modern medical endoscopy centre within Colchester, Essex.

Following the application submission, the application encountered planning issues that needed to be resolved. We were brought in after the application submission to provide planning guidance and guide this application through to an approval.

The Medical Site Subject to the Planning Application

The existing site had once been a GP surgery, but it had been left empty for several years. The building had become dilapidated during this time. This building was no longer fit for purpose and had no architectural merit.

The site itself was also constrained, being located to existing residential properties. But it was in an accessible location.

The Proposed Medical Endoscopy Centre

The proposed scheme sought the demolition of the existing building and development of a medical endoscopy centre, including diagnostic procedures, and the erection 7 no. residential units to be used as staff accommodation.

A high-quality contemporary solution for the site was sought.

The facade has been developed to appear as a series of projecting and receding planes which are treated in different materials to create a layered street scene with architectural interest. This included the introduction of a green wall.

The material choice aimed to create a contrast among the materials texture such as the transparency of the glass and the solidness of the bricks, and the textured bricks against the smoothness of the white rendering of the staircase tower.

The Planning Issues

Despite the positive introduction of this facility to Colchester and the high-quality design approach, a number of planning issues needed to be resolved. These primarily related to landscape and Arboricultural impacts, parking and refinement of the design to ensure that no neighbouring amenity impacts would occurred.

We were brought into resolve these issues and lead the project team.

Following resolution of these issues, we are pleased that Colchester City Council granted planning permission for this sustainable medical endoscopy centre and associated staff accommodation.
