Planning Permission for a Leisure Building in Kent

We are delighted to have secured planning permission for a leisure building in association with a local marina near Canterbury, Kent.

The Site

The Marina was first established in the early 1960s and operates as a member-only marina, with approximately 50 moorings, accommodating boats of various sizes, of up to 26 ft. The marina is located on the banks of the River Stour in Kent, near the Stodmarsh National Nature Reserve.

The Proposed Leisure Building

The proposed scheme sought a leisure building for the users of the mooring facilities.

At present, this marina facility lacks suitable accommodation, such as, toilets and shelter. Visitors to the site currently have to travel over 400m from the site to find toilet facilities. The proposed scheme would resolve this issue.  

The main purpose for the leisure building is to provide club facilities, including toilet facilities, a safe place to change and wash, a food preparation area, and a relaxing club lounge.

Planning Considerations for the Leisure Building

There was some resistance from the local planning authority at first, but we were able to demonstrate that the proposed leisure building complied with adopted planning policies as:

  • The proposed scheme will enable this existing rural business to offer amenity provision for its existing members.

  • The is proposed facility is connected to an existing facility, is not located within an isolated location as it would form part of the existing collection of buildings. 

  • The scale of the proposed scheme is modest and appropriate for the location.

  • The proposed scheme will not have a detrimental effect upon: parking and highway safety; the character of the area; residential amenity; landscape and ecological interests; or village facilities. 

  • The design of the welfare would be single storey, and would incorporate natural materials to allow it to blend into the surrounding landscape. The form and appearance of the building would also draw upon the characteristics of traditional rural buildings, but with contemporary styling. The proposed design would be sympathetic to the rural surroundings.
